Why we exist

The repair industry has no diagnostic framework.

Everyone knows leakage is annoying. Almost nobody knows which crack is dangerous. That gap is where damage compounds — and where non-technical "consultants" fill the vacuum.

A leak appears

The society calls a plumber or waterproofer. Surface symptom treated; nobody checks what water did to the reinforcement while it was getting in.

Plaster and polymer mortar cover it

Industry default. It looks fixed. Underneath, corrosion of the rebar and loss of bond between concrete and steel continue untouched.

Ceiling concrete debonds

The most fatal-risk sign in a flat — a hollow, delaminated slab overhead — is routinely ignored because residents don't know what the hollow sound under a tap-test means.

Redevelopment can be the right call — but the decision should follow a transparent repair-vs-redevelopment report, not fear. As a working rule: if a redevelopment offer doesn't add more than 40% extra carpet area per member over the existing entitlement, a well-executed repair is usually the better economics.

NDT / DT testing

UPV, half-cell potential, carbonation depth, and tap-tests to locate delamination.

STEP 03

Severity grading

Every finding classed N / Mi / Mo / Sv against building class C1–C4.

STEP 04

Issue-narrative report

Inline photos under each finding, plain-language risk explanation, and a repair-or-redevelop recommendation.

Execution, if instructed
